Planning and building regulations.

Most extensions require either planning permission or fall under permitted development. In addition, all structural work must comply with building regulations. We help you understand what's required, liaise with your planning consultant where needed, and ensure our interior design proposals are submitted alongside the structural drawings from the outset.

An extension brings together several professionals. Our role begins with the interior but we understand the wider picture and make sure everyone is working from the same page.

Form and structure

We work from the architectural drawings and share our interior layout proposals at concept stage. So the structure is designed around the finished room, not the other way round.

Structural engineer

Compliance and load

Where steelwork, beams, or altered load paths affect the interior layout, we coordinate with the engineer early. Before specification begins, not after.

Planning authority

Form and structure

We flag any interior proposals that could affect planning conditions and ensure our specifications sit within the approved scheme throughout.

The best time to involve an interior designer in an extension project is before planning is submitted, not after the builder has started.

How a whole-house project takes shape

The process follows the same five stages as any project we undertake. The scale simply means we're doing more of it simultaneously and with closer coordination across trades.

Discovery consultation

We visit your property and talk through what you're hoping to achieve. We do this room by room and as a whole. We listen more than we talk at this stage.

Concept and space planning

We develop a whole-property design concept. We look at how the spaces connect, where the design logic carries through and how the budget is allocated across rooms.

Specification and supplier engagement

Products, materials, finishes, and appliances are specified and ordered. We manage all supplier relationships on your behalf.

Trade coordination and installation

Our team leads installation across the property, coordinating with any specialist trades and your architect or engineer where applicable. No unapproved work is ever carried out.

Completion and handover

We don't consider a project complete until every room meets the standard our design required.
